It is always fun to see a concept you worked on when it is up and running. Twenty years ago, I conducted market studies for two proposed mixed-use developments in the Omaha area and extensive strategic expansion work for a land developer. I was able to visit both mixed-use projects this week, and I even stayed in a hotel at one of them. As for the land developer Graves Development Resources , I saw some of the many completed residential neighborhoods in west Omaha that our research helped lay the groundwork for. Omaha is a fantastic city: affordable, civic-minded, and home to a deep job base, with headquarters of major employers like Berkshire Hathaway, Union Pacific, Kiewit, Gallup, and Mutual of Omaha, as well as Offutt Air Force Base. Anyone who knows me knows that I always have some local restaurant recommendations, and I have a few good ones in the Old Market. What about the other 17k+ builders doing fewer than 100 homes per year? They mainly work with regional and local lenders. They don’t have layers and layers of corporate gatekeepers. They are great referral partners. Loan Officers who want other sources of purchase production this year should start there. Born between 1965 and 1980, Gen Xers are now in their mid-40s to early 60s. Their kids have left the nest (or hopefully, will), they’ve built serious wealth, and they’re ready to trade the family home for something right-sized, without sacrificing quality or location. And maybe it will be in a more fun place and help them stay healthy and connected. Here’s why they deserve your full attention: • Move-down buyers: they don’t need 4,000 sq ft anymore, but they want every inch to be premium (and they sometimes still have adult kids or aging parents in tow) • Financially ready: decades of equity, peak earning years, and often little to no mortgage baggage • Motivated to move: lifestyle shifts are driving urgency now, not someday. Our research indicates 55+ consumers are actively considering housing changes for the next stage of their lives. This generation is numerically smaller, but they are actively planning next steps, so they are live prospects. While the industry obsesses over Millennials, Gen X quietly holds massive purchasing power in the market, and they’re underserved. Builders who tailor their products, messaging, and sales experience to this buyer will have a serious competitive edge.
